i — Waterfronts
Activate the shoreline that's left.
Extend existing resorts with overwater capacity — turning crowded coastlines into expandable inventory without permanent construction.
ii — Waterborne
Activate the open water, islands, and submerged land.
Deploy vessel based infrastructure on leased or public submerged lands, in the Caribbean, Mediterranean, Southeast Asia, South Pacific. Deployments arrive complete, leave nothing behind.

The Platform
Solar-electric, self-lifting Villa Yachts are certified vessels, and provide the waterborne infrastructure for hospitality and commerce.
Solar & electric
12 kW on-board; Full energy independence.
Spud-stabilized
Four retractable pilings; zero pitch, zero roll.
Yacht by Day
13 daytime guests per USCG certification.
Villa by Night
2–6 overnight guests in resort-grade quarters.

Every vessel runs on its own roof. Bi-facial panels overhead, an electric drivetrain underneath — no diesel, no shore-power dependency.
12KW Solar Array
Bi-facial panels keep the vessel powered every day.
Energy Independent
Full day off solar; battery banks carry the night.
Electric Propulsion
Silent. Zero-emission. No fuel logistics.
Microgrid-Ready
Multi-vessel deployments share generation and storage.
Retractable spud pilings lift the vessel above the waterline — turning a mobile vessel into fixed, solid infrastructure that carries resort-grade plumbing, decking, utilities, and finish.
You can't legally build permanent structures in most of the world's waterways, unless you own the seabed. Villa Yachts are classified as vessels and thus enjoy the freedom to navigate and anchor anywhere others can. When engaged, the spuds lift the vessel above the waterline to provide solid infrastructure without losing vessel status under maritime law. ARKHAUS can build in the water, without building into the water.
Anchored. Still. Livable.
· Spuds anchor the vessel. Zero pitch, zero roll.
· Carries resort-grade plumbing, decking, and finish.
· Indistinguishable from land to the guest.
Modular. Mobile. Unentitled.
· Move freely in waters. No fixed-construction entitlements.
· Add, remove, redeploy vessels at will.
· Reposition between resorts, markets, and seasons.
Already proven
Eighteen months of Miami operations and active regulatory dialogue with the U.S. Coast Guard, multiple U.S. counties, and several international jurisdictions have verified that the ARKHAUS vessel-based infrastructure model holds across operating environments and regulatory frameworks.
Roadmap
Built to scale. The ARKHAUS vessel platform supports a variety of resort formats — adapting to any project, scope, or shoreline.
Phase 1 · Q3 2026
Dock
configuration
Partnerships with marinas to better monetize their submerged land lease.
Phase 2 · 2027–2028
Hotel
configuration
Partnerships with existing resorts, where you can't add more keys.
Phase 3 · 2028–2029
Flagship
resort
The complete ARKHAUS experience is delivered to both land and sea guests.
Phase 4 · 2029–2030
Overwater configuration
Untethered open-water deployments — the bridge to building districts and cities.
The world's shallow-water shorelines, metropolitan waterfronts, coastal resort areas, and island chains from the Caribbean to the South Pacific are undeveloped and unreachable by conventional construction. ARKHAUS vessels can sustainably activate them.
Built End-to-End
The 2025 acquisition of vessel OEM Arkup created a vertically integrated ecosystem; IP, vessel design, engineering, and build , all the way through to hospitality development.
ARKHAUS owns the platform, the integration, and the brand, then brings in the world's premier partners to execute on their specialty.
